Welcome to Voak Homes and thank you for visiting our site. As a former CEO of a 50 person company under the founder of Price Club, Scott has the background to put together this unique team with expertise in all aspects of real estate from interior design, to appraisal, property management, investing, rehabilitation, and of course, marketing and negotiation. The team is focused primarily in four areas:- We represent buyers and sellers with a general focus on the Poway Unified School District and a specific focus on the areas known as 4S Ranch, Santa Fe Valley and Del Sur. We have sold more homes in the 4S Ranch area than any other team every year since 2005. We live here, we work here, and nobody knows it better than we do.
- With our strong marketing background, we are able to help sellers who have had trouble selling their home for one reason or another. One of the first things you learn in marketing is “The 4 P’s of Marketing”: Product, Place, Price, and Promotion. Unfortunately, the home selling industry has changed the “4 P’s” to: Plant a sign, Put it on the MLS, Pray it sells, and Lower the Price. This does not help the home seller. We will do a complete review of your previous sales process to help determine what went wrong, and to fix it so your home does sell. Our interior designer helps stage your property and in addition to our marketing expertise, we have a licensed appraiser on staff who helps make sure we get your home priced to achieve your goals.
- We have become experts in the marketing and negotiating of short sales. We have systems in place to both increase the chance that your short sale will be successful, and to make the process as easy and predictable as possible.
- We work with investors looking to develop results with residential real estate. This ranges from individual purchases that can be targeted towards multiple goals (school housing that rolls into an investment income) to bulk purchases of homes throughout the country trying to leverage the purchasing power of multiple investors to obtain significantly below market properties.
