The first thing you should do you think you want to purchase a home is to figure out what you can afford. You can start by using a mortgage calculator like the one we offer.While that will give you a ballpark idea, you should really get yourself pre-approved with a good lender to figure out what you can afford and what you qualify for. Loan requirements are changing all the time and finding someone who is in touch with the changes and has money to lend can make the difference between a successful transaction, and a nightmare that costs you a lot of money. Variables that can come into play include:
- Minimum Down Payment for Different Loan Amounts.
- Minimum Down Payment for Different Credit Scores.
- Treatment of Income and Tax Write-Offs if you Own a Business.
- History of Short Sale or Foreclosure
- Whether the HOA is Approved by all Lenders
